Getting Contingency Accepted:

Call coop agent, escited to be working with them. Tell them you have an offer (be excited). before you tell them anything about the offer, mention it is Contingent. Listen for their response. If they sigh or have negative tone, use the following script:

"Well, my buyer has asked me to present this offer myself. Since I am representing them, I need to accommodated them." Now, you will get some resistance, however, if you waffle or give any information about the offer, you can forget about presenting it.

If you are getting resistance, use the following script: "Well, because I have a buyer agency and my clients specifically requested I present, ALL I need is JUST 5 minutes. Just let me meet with you and your seller, present the offer, then I will leave and you can all do what you normally would do. But my buyers at least want me to give you and the seller their offer". This should be you a meeting every time. Especially if they know it will only be 5 minutes, AND you will leave immediately following the meeting. Many times the listing agent may not want their seller to make a decision right there on the spot...and you will not be expecting that.

So, when you get with the seller, here is what you want to say:

"Mr, Mrs Seller, I sincerely appreciate you taking the time to meet with me.  I know it is not common for you to meet with the buyers agent, that is why I am only asking for 5 minutes of your time. The buyers wanted me to tell you about their offer......(now you need to only talk about 4-5 compelling reasons WHY the seller needs to take this offer). Also, play into the emotions that they will be raising their family there, or whatever can tug on the heart strings.

Once you have done that, use the following script:

"Now, this offer is contingent. Many people are confused about contingent offers. Many sellers don't want to accept a contingent offer because your showings will slow down...right? (get a response). Well, here is the fact about that concern, Eitht out of the last 10 showings you had probably also have homes to sell. They would also put you in a contingent position. I don't know about you, but unless you enjoy cleaning your home ten times, and going to find something to do to be out of the house 10 times...if you take our contingent offer, 8 of those 10 showings WILL stop. However, it will only stop the people that would put you in another contingent position. So, if you don't want to take a contingent offer, then you really should take our offer. That will stop you from having to clean and go find something to do for all the other contingent buyers. The great news for you is that the cash and non-contingent buyers will still look at your home. They can bump us out with 24 hour notice. In fact, if we do not have any prospects on their home and you accept an offer to kick us out, will can just cancel our offer right away. You wouldn't even have to wait the 24 hour period. That is why you should take our offer, and we will work to get their home under contract as soon as possible so you can all start the closing process and get on your way to your new home."
