It basically removes almost every objection, before the seller can make it an objection, and justifies why they should pay the full commission we charge. I do have a CD interview with Bill Hart that role plays the presentation. This plan has generated an average of 2 listings per week for over the last 12 months. This plan was started in July 2003. We add approximately 5 people a day, and follow up this plan with the 33 Touch plan. We have these plans set up in our Online Agent database. Everything is automatic once we input the prospective client into the database. Once we meet someone we send them a hand written note, then follow up with 8 contacts in 8 weeks. At the end of the 8 weeks, we then keep in touch with the through 33 contacts a year...every year. forever!

This plan is a mailer that goes out to 15,000 neighborhoods per month. You would have seen these mailing pieces on the marketing tables throughout the conference. Each piece is custom for that neighborhood. This mailer generates us a minimum of 10 listing appointments per month. This particular mailer is researched, produced and mailed by a third party. Did you know that about 75% of all sales happen through a coop sale situation? Our Flyers promote every listing we have and is sent out weekly (sometimes every other week) to every agent in our area. There are about 850 flyers that are hand delivered to every agent's mailbox every two weeks.
